What is later life lending?
Later life lending describes borrowing into or during retirement. It can include traditional mortgages for older borrowers and products designed for retirement.
Whether you’re reviewing your mortgage or planning a move, the right approach depends on your income, circumstances and future needs.
Can I get a mortgage if I’m retired?
Yes, retirement does not automatically mean you cannot get a mortgage. Some lenders consider pension income and other acceptable sources of income when assessing an application.
You’ll need to show that the payments are affordable alongside your everyday living costs. Eligibility depends on the lender and your circumstances.
Is there an age limit for a mortgage?
There is no single age limit across all lenders. Some set a maximum age when you apply or when the mortgage finishes; others take a more flexible approach.
Your age, retirement income and preferred mortgage term will influence the options available.
What mortgage options could I consider?
Depending on your circumstances, options may include:
- Repayment mortgages: monthly payments reduce the amount borrowed as well as paying the interest.
- Interest-only mortgages: monthly payments cover the interest, with an acceptable plan needed to repay the loan at the end of the term.
- Retirement interest-only mortgages: you pay monthly interest, with the original loan usually repaid following a specified life event.
Not every option will be suitable for everyone. Understanding how the loan is repaid is just as important as understanding the monthly cost.
What is a retirement interest-only mortgage?
A retirement interest-only mortgage, often called a RIO, requires monthly interest payments. These do not reduce the original amount borrowed.
The loan is usually repaid when the property is sold, or when the last remaining borrower dies or moves permanently into long-term care, subject to the mortgage terms.
You must be able to afford the interest payments throughout retirement.
Is later life lending the same as equity release?
Not necessarily. Later life lending is a broader term that also includes traditional mortgages and retirement interest-only mortgages.
Lifetime mortgages are a type of equity release and work differently. With a roll-up lifetime mortgage, unpaid interest is added to the loan, increasing the amount owed over time. These products require specialist equity release advice.
Can I remortgage or move home in retirement?
It may be possible to remortgage your current property or arrange a mortgage for a new home.
A lender will assess your income, spending, property and borrowing requirements. We can discuss your plans and help you understand which mortgage options may be worth exploring.
What should I consider before borrowing in later life?
Look beyond the initial monthly payment. Consider the overall cost, fees, any early repayment charges and how the mortgage will be repaid.
It is also important to think about future changes, including a reduction in household income, the death of a partner or a need to move home. Borrowing may affect the inheritance you leave and, in some circumstances, means-tested benefits.
